On behalf of Berliner Immobilienmanagement GmbH (BIM), ZRS is planning the extensive refurbishment and modernization of the listed fire station buildings at Dönhoffstr. 31 in Berlin-Karlshorst. The main focus of the modernization is to improve the energy efficiency of the buildings. The refurbishment work will be carried out while the buildings remain in use and will therefore be divided into two construction phases.
In the first phase, the listed front building will receive a new building envelope. In order to preserve the historic appearance of the façade, an interior insulation with wood fibre boards and earth plaster will be used. Apart from that, the existing historic windows will be restored and the ceiling of the top floor will be insulated. All measures are planned with maximum respect for the existing building substance.
The second construction phase involves the refurbishment of the courtyard buildings. The exterior components will be insulated in compliance with the conservation order, the upper floor of the rear building will be renovated and the sanitary areas will be restructured and renovated. It is also planned to add green roofs and a photovoltaic system to the ensemble.
The main objective of the refurbishment is to reduce energy losses through the use of resource-efficient materials, while being sensitive to the existing building. Existing defects and contaminated building materials will be removed. The technical building services will be renewed and the existing gas boiler will be supplemented with an air heat pump. The planned measures are expected to save around 75% of final energy compared to the existing building.
